Once an offer is accepted, both you and the buyer will need to instruct solicitors to begin the legal process of the sale. We will always guide you through the next steps and remain hands-on throughout the process.
Once instructed, your solicitor will prepare and send out a formal contract of sale, including details of the property and completed fixtures and fittings forms. The buyer’s solicitor will then review the documents and raise any enquiries they may have.
Choosing an experienced and proactive solicitor or conveyancer can significantly impact how smoothly and quickly your sale progresses. A good legal professional will help prevent delays and ensure all paperwork is handled efficiently.


The buyer’s solicitor will carry out essential searches (e.g., local authority, environmental, water, and chancel liability, if applicable). They will review title deeds and check any restrictions, rights or obligations linked to the property.
Meanwhile, the buyer will secure a formal mortgage offer and arrange a survey of the property.
Once both solicitors finalise all queries, then solicitors agree exchange and completion date—officially moving the sale forward.


At this stage, the buyer will transfer their deposit — typically 10% of the purchase price — to their solicitor.
Once both parties sign and formally exchange contracts, the sale becomes legally binding, and a fixed completion date is agreed.


This is the final step in the process. On the agreed completion day, the buyer’s solicitor transfers the remaining purchase funds to the seller’s solicitor.
