Finding tenants, rigorously checking their references, and once they move into the property, receiving calls about their property emergencies/maintenance can be a lot of hassle for a lot of Landlords.

1.Let Only – Tenant finding service


Our ‘Let only’ service is designed to source top quality professional tenants and provide a bespoke service to Landlords. We ensure you are fully compliant with all the laws relating to rental of property and guide you through to the point of completion where the tenant moves into their new home.
You are guaranteed peace of mind when you rent your property through us.

Let only service:8% plus VAT (payable in one instalment at the start of the Tenancy).

2.Letting and Rent Demand Service


The services included for our commission as described above are:
•Advise on market rent achievable and provide advice on any improvements necessary to achieve the best possible rent
•Introduction of Professional Tenants
•Referencing checks (credit checks, employment references, previous landlords, guarantors if required and the Right to Rent etc)
•Rent protection for Landlords available •Arranging third party inventory/check in
•Preparation of contracts
•Arranging renewal of contracts
•Landlord payment by BACS
•Co-ordinating compliance with Gas Safety check, EPC, Electricity check at the start of Tenancy.
•Informing Utility companies of New Occupants
•Receipt of rent on your behalf to ensure it is always paid on time and in full on the due date.
•Please note the provision of a Rent Demand Service does not include taking legal action against the Tenant regarding late or non-payment of rent. If the rent is paid late or there is non-payment of rent, the Landlord will be notified at the earliest possible opportunity and we will liaise with the Rent Guarantee Insurance (if applicable) on your behalf to ensure your rent is paid.
•The preparation and submission of regular rent statements to yourself and/or a nominated person
•Negotiating any renewals to the Tenancy and prepare the documentation
•Gas Safety Record: we shall arrange the renewal of the annual Gas Safety Record through a CORGI registered engineer. The cost of the inspection and any remedial work required will be recouped from the rent collected on your behalf. •Arrange Electricity safety check and EPC certificates when they’re due for renewal.
Rent collection:10% plus VAT charged monthly


3.Full Property Management


The services included in our commission described above are:
•Advise on market rent achievable and provide advice on any improvements necessary to achieve the best possible rent
•Introduction of Professional Tenants
•Referencing checks (credit checks, employment references, previous landlords, guarantors if required and the Right to Rent etc)
•Rent protection for Landlords available
•Arranging third party inventory/check in
•Preparation of contracts
•Arranging renewal of contracts
•Landlord payment by BACS
•Co-ordinating compliance with Gas Safety check, EPC, Electricity check at the start of Tenancy.
•Informing Utility companies of New Occupants
•Ongoing property maintenance
•Emergency number for Tenants and Landlords (24/7 support in event of emergency)
•Please note: The demand of rent in the absence of payment, which will take the form of a series of letters to the Tenant requesting payment. The provision of a Rent Demand Service does not include taking legal action against the Tenant regarding late or non-payment of rent. If the rent is paid late or there is non-payment of rent, the Landlord will be notified at the earliest possible opportunity
•The forwarding of net Rents to your bank.
•The preparation and submission of regular rent statements to yourself and/or a nominated person
•Endeavour to notify service companies (gas, water, electricity must be done by account holder only) at the commencement and termination of the Tenancy of the change of occupier, provided we have been given the name and address of the supplier and the account number. However, some utility companies will only accept instructions from the account holder, specifically gas, water and electricity
•Pay current outgoings out of rents received such as ground rent, council tax, and any service charge and/or maintenance charge or similar contribution to a shared expense, and account to you regularly, provided that we are notified in advance and the demands or invoices are subsequently forwarded to us. We can only make payments if we hold cleared funds on your behalf. We cannot be held liable for any loss if we are not in receipt of cleared funds.
•Repairs and maintenance: we shall deal with day-to-day management matters including minor repairs up to a maximum of £250.00 inclusive of VAT for any one item. This will be recouped from the rent collected on your behalf. Wherever practical, estimates are obtained and submitted to you for approval for works or redecoration, renewal or repairs likely to cost more than that figure. The words “repairs and maintenance” shall be construed as those items, which we consider reasonably necessary to maintain the Property and your fixtures, fittings and contents in good habitable condition as at the commencement of the Tenancy. Unless previously agreed, those words do not cover improvements to the Property or its contents or structural alterations
•Repairs and Maintenance will be carried out subject to the availability of suitable contractors
•We will be happy to use contractors recommended by you subject to their immediate availability and if they provide us with copies of their professional qualifications and public liability insurance
•While all reasonable steps will be taken to procure the services of competent contractors, we do not accept any liability whatsoever for any loss or damage of any kind caused by those contractors howsoever it arises.
•Property visits and defects: we will carry out visits to the Property and investigate defects, which come to our notice, or are brought to our attention by the Tenant. These visits are a general walk through of the Property to check that it is being kept in good order, to check for any repairs or any obvious damage that has been sustained. These visits are not structural surveys or inventory checks. Homeview Estates Ltd does not accept any responsibility for latent or hidden defects or for failure to notice anything concealed from our representatives
•If any major problems occur we will contact you and seek your instruction
•Historic problems evident or known to you prior to the letting or works and/or repairs required by the Tenant prior to the letting fall outside routine Property Management responsibilities and will be charged for on the basis of Extraordinary Management fees as particularised below
•We will handle all necessary and normal correspondence with your Tenant and also third parties on matters relating to the Property Management and internal maintenance of the Property. It will not include the active prosecution on your behalf of any issue which for whatever reason has developed beyond a mere difference of opinion into what we regard as a dispute with the Tenant or any third party.
Fully managed 12% plus VAT charged monthly


Landlord Fees


Let only: 8% plus VAT payable at the start of the tenancy
Rent collection: 10% plus VAT charged monthly
Fully managed: 12% plus VAT charged monthly
